Some basic infomation

The world of garden rooms and summer houses can be a confusing one, so how do you know what you want and how much it will cost? Well when you look online they range from about £8000 to around £60,000 so at least you have a starting point, right?

Prices always depend on what you want, so the most obvious factor is size - the bigger the more expensive. But an important factor is what you want to use the room for - you can get a good quality, factory made shed online with door frames that bash into your head if you are anything much over 6ft tall!. These buildings can be great if used for the right purposes and you’re on a budge,t but they are more shed-like than actual rooms, mainly due to the insulation and the way they are built. They can get very hot in summer and very cold in winter so if you are planning to use it as an extra room for long term use it will be uncomfortable.

It is hard to give rough prices as there are so many factors, for example the cladding ranges from around £20 to £200 per square metre, so in our opinion a decent quality insulated room that you can use for work starts at around £20,000.

Basic rules

Garden structures do have some rules to follow, mainly so that it is fair to your neighbours/ The basic rules are if you build within 2 metres of a boundary, your roof cannot be above 2.5 metres at the eves, however if you put a pitch on the roof you can go up to 4 metres. It is also a requirement that it may not cover more than 50% of your garden and if it covers 15 square metres or more you must leave half a metre gap on the boundary.

These are general rules but every council is different so it is always worth phoning and asking but 95% of garden rooms do not need planning permission.
